Hi Ferrisburgh Property Tax Payers,
We have been receiving a lot of feedback and questions at the Town Office on the reappraisal and would like to share more information:
Ferrisburgh property reappraisals do not automatically mean everyone’s taxes will increase dramatically.
The purpose of a town-wide reappraisal is to update all properties to current fair market value and improve fairness across taxpayers.
The current median change ratio in Ferrisburgh is 1.74.
This ratio is calculated as:
Preliminary Assessed Value ÷ Prior Assessed Value = Change Ratio
A median ratio of 1.74 means the “middle” property in town increased about 74% over its previous assessment.
What does “median” mean?
• 50% of properties had a change ratio below 1.74
• 50% of properties had a change ratio above 1.74
For example:
A property previously assessed at $300,000 would reappraise to approximately $522,000 at the town median ratio.
A simple rule of thumb:
• If your assessment increased about the same as the town average, your taxes may remain fairly similar
• If your assessment increased much more than average, your taxes could increase
• If your assessment increased less than average, your taxes could decrease
In Vermont, reappraisals are generally intended to be revenue-neutral overall, meaning tax rates are often adjusted downward when property values rise town-wide.
Final tax rates are typically set after:
• the grand list is finalized
• the state education tax rate is issued
• reappraisal values are certified
Ferrisburgh’s municipal tax rate is usually approved in late June or July. Please look for setting the tax rate on the selectboard meeting agendas which are located on our website ferrisburghvt.org.
Residents who have questions or concerns about their assessment are encouraged to meet with Tyler Technologies representatives at the Town Hall during walk-in hours this Wednesday & Thursday from 12–4 PM, or next week during the same hours. They can review your property record, answer questions, and make corrections if needed.
