Many older electrical fuse boxes (consumer units) can contain asbestos-containing materials (ACMs) ⚡

If your property was built or renovated between the 1950s and the late 1990s, your electrical system might be housing more than just wires. In the industry, we frequently find asbestos in specific areas of the electrical setup, including flash guards, mounting boards and the inside of fuse box doors.

As required under UK asbestos regulations, materials must be assessed before disturbance. When an electrician unscrews the old unit or drills into the mounting board, they can easily crumble these dry, friable asbestos components, releasing fibres directly into the air.

The danger of asbestos lies in what you cannot see.

Because these fibres are microscopic, they can remain airborne for several days once disturbed. They have no scent or taste, but if inhaled, they can cause irreversible damage to the lungs over time.

Is your flooring retro or a risk?

If you’re renovating an older property, here are three of the biggest red flags our team looks for when identifying asbestos floor tiles:

1. Between the 1920s to the 1980s, asbestos tiles were typically manufactured in specific square sizes, such as ‘9x9’.

2. Look at any areas where a tile is chipped or missing. If there is thick, black adhesive underneath, this is likely black bitumen mastic which contains asbestos.

3. Asbestos tiles often have a distinct, slightly dull or oily finish compared to modern vinyl. If they look original to a building built before 1980, proceed with caution.

Asbestos is most dangerous when it becomes friable (crumbled or powdered). If you suspect your tiles contain asbestos, DO NOT sand, scrape, or power-strip them.

Asbestos is primarily a hazard when it is disturbed or damaged.

When asbestos-containing materials (ACMs) are drilled, sanded, broken, or begin to deteriorate, they release microscopic fibres into the air. If inhaled, these fibres can cause serious long-term health issues. However, if the material is in good condition and remains undisturbed, it typically poses a very low risk to occupants.

If you live in a property built before 2000, asbestos could be in your floor tiles, textured ceilings (Artex), or garage roofing. Never attempt to sand down old floor tiles or scrape back textured ceilings without a survey. If you know asbestos is present, check it periodically for signs of wear or water damage.

For business owners, you have a legal duty to manage asbestos. You must identify and manage asbestos risks, which usually includes maintaining an up-to-date asbestos register and management plan. Anyone working on your building, from plumbers and electricians to IT engineers, must be informed of the asbestos and its location, so they don't accidentally disturb it.

When asbestos is identified, it’s time to yell ‘cut’! 🎬

Late last year, Elstree Film Studios was fined £6,000 after minor building works led to the disturbance of asbestos, exposing workers to potentially dangerous fibres.

With over 100 years of history, Elstree Studios has been the home of a plethora of iconic productions, from the original Star Wars trilogy to modern classics like The Crown.

But in July 2022, maintenance staff at the Borehamwood-based studio were instructed to remove acoustic wall panelling and were told that no asbestos was present.

After dismantling began, an employee identified suspect insulation and halted work. Testing later confirmed the presence of asbestos that required licensed removal.

An investigation by the Health and Safety Executive (HSE) found that relevant wall surfaces had not been properly assessed under existing asbestos management or refurbishment surveys.

Failures in training and emergency arrangements were also identified. The company pleaded guilty to breaching the Control of Asbestos Regulations 2012 and was fined, with additional costs and surcharges imposed.
