SKIP the Pre-Approval letter! WHAT?

If someone that you know is planning to purchase a home
give them an advantage over other buyers!

According to the Consumer Financial Protection Bureau (CFPB) “Prequalification and preapproval both refer to a letter from a lender that specifies how much the lender is willing to lend to you, up to a certain amount and based on certain assumptions.
These letters provide useful information but are not guaranteed loan offers”
In fact, the pre-approval letter clearly states that it is not a commitment to lend!"

To give your friends and clients at an advantage over other buyers (and even put them in a position comparable to a cash buyer) engage a lender who can provide you with a
TBD Property “To Be Determined" commitment letter.
A TBD includes all the elements of a pre-approval and takes it one very important step further!
A TBD is an actual loan commitment to lend to you even before you identify a specific property to purchase is identified.

Not all lenders, bankers, or brokers can provide a TBD commitment. So, when comparing lenders (which is a must even beyond rate) make sure that they can provide this difference maker to you!

Are you considering financing a home 🏠 purchase or a refinance?
Important questions that borrowers may not know to ask:
Regardless of the loan product that you choose it is important
to understand:

Is there a pre-payment penalty? If you choose to pay down some or all of the principal amount prior to the end of the term, will you be charged a fee for early payment or pay-off.

Will your lender allow you to recast your loan? This can occur when you add a lump sum 💰 payment to the principal amount. This lowers your balance but does not change your interest rate or loan term. It does allow the lender to recalculate the monthly payment based on the new lower principal balance.
Have your lender explain what their criteria and requirements are for recasting. FHA, VA and USDA loans cannot be recast.
